Welcome to **Mexreserva.com**. By accessing or using this website and/or booking a reservation, you agree to be bound by the following Terms and Conditions. Please read them carefully.

### 1. **Reservation Requirements**
* A **minimum stay of 3 nights** is required.
* A **20% deposit** is required at the time of booking to secure your reservation. Please comment how you would like to secure your reservation (Paypal, Visa or Mastercard, Mexico Bank Transfer)
* security deposit must be paid prior to or at check-in.
* The capacity of guests must not be exceeded due to regulations and services
**No pets** are allowed on the premises unless prior request has been approved (this includes service animals)

### 2. **Check-In / Check-Out**
* **Check-in** is available from **4:00 PM**.
* **Check-out** is required by **11:00 AM**.
* Late check-out may result in additional fees unless arranged in advance.

### 3. **Security Deposit**
* A **refundable security deposit of 4000 MXN** is required for incidentals.
* This deposit will be refunded within 7 business days of checkout, provided no damages, missing items, or policy violations are found.

### 4. **House Rules**
* **No smoking** is permitted inside the house.
* **Towels and sheets must not be removed** from the property.
* Guests must keep noise to a respectful level and comply with local laws and regulations. Quiet hours are to be followed 
* **No parties or events** are allowed unless previously authorized.
* No outside guests allowed 
* No pets

### 5. **Cleaning Fee**
* A **cleaning fee of 600 MXN** will be charged per stay.
* Additional cleaning is available at 600 MXN per 4.5 hour maid visit

### 6. **Electricity Usage**
* Reasonable electricity use is included. 25 kWh/Daily
* **Excessive consumption** (determined at the discretion of management) may result in an **additional charge** deducted from your security deposit. 5 pesos kWh over.

### 7 **Cancellation Policy**
* Cancellations made **30 days or more prior to arrival** will receive a full refund of any amount paid.
* Cancellations made within 30 days of arrival are **non-refundable**.
* No-shows or early departures are not eligible for refunds.

### 8. **Website Use**
* The content on this website is provided for general information and to facilitate vacation rental bookings.
* You agree not to misuse the site, commit fraud, or engage in any activity that could harm the site or other users.
* All bookings made through this site are subject to confirmation and acceptance.

### 9. **Liability Disclaimer**
Mex Reserva and its owners are not liable for:
* Loss, damage, or theft of personal belongings.
* Injuries or accidents occurring on the property.
* Interruptions of utility services due to external causes.
Guests are responsible for any damage caused during their stay and agree to pay for repairs or replacement costs not covered by the security deposit.

### 10. **Modifications**
We reserve the right to update or modify these Terms and Conditions at any time. Continued use of this site and services after changes are posted constitutes acceptance of those changes.
